The Advice I Give Clients That Doesn't Make Me Money But Builds Real Trust
In Boston's competitive real estate market, it would be easy to focus only on transactions, commission checks, and lead conversion. But over the years, I've learned that the most valuable asset in this business isn't a closing. It's trust.
And sometimes, that trust is built by telling a client: "You shouldn't buy right now."
When Buying Isn't the Right Move
There's a narrative out there that if you're not buying, you're missing out. But the truth is, timing and context matter. I've told clients to keep renting when:

They're planning to leave Boston in the next 1-2 years

Their job situation is in flux, or they're navigating a major life change

They haven't spent enough time in the city to know which neighborhood actually fits them
This isn't just about waiting for the market to shift. It's about understanding that real estate is personal. The right decision for one person could be the wrong one for another, no matter what the headlines say.
It's Not About the Sale, It's About the Strategy
A few years ago, I had a client relocating for work who was under pressure to buy quickly. After digging into their long-term goals, I realized that their ideal neighborhood was still unclear, and the job might move them again within three years. We hit pause. They kept renting and circled back 18 months later with clarity and confidence, ready to buy a place that actually fit their life.
That advice didn't make me money in the short term. But it earned me something better: a lifelong client and multiple referrals.
Walkaways That Matter
I've also encouraged clients to walk away from deals that didn't feel right, whether financially, emotionally, or logistically. Even when we were close to the finish line. Because the regret of buying the wrong home lingers far longer than the high of closing.
